Lagenda Properties Achieves 42% Jump in Confirmed Sales to RM507 Million For 1H 2023 KUALA LUMPUR, 21 AUGUST 2023 – Affordable housing and integrated township developer Lagenda Properties Berhad (“Lagenda Properties”, “Lagenda” or “the Group”, Stock Code:7179) has today released its second quarter financial results for the three months ended 30 June 2023 (“2Q2023”). In 2Q2023, Lagenda registered revenue of RM196.4 million, an increase of 8.5% as compared to RM181.0 million achieved in the first quarter of this year (“1Q2023”) primarily from better sales conversion. Profit after tax and minority interest (“PATAMI”) during the quarter was RM33.2 million as compared to RM39.3 million in 1Q2023. PATAMI was higher in the preceding quarter mainly due to a revaluation surplus amounting to RM4.8 million. Demand for Lagenda’s homes continued on a strong trajectory in 2Q2023 and we recorded confirmed sales of RM507.0 million in the first half of the year, surpassing last year’s achievement by 42%, driven by Darulaman Lagenda in Kedah. Revenue and earnings visibility is further underscored by unbilled sales amounting to RM811.2 million as of 30 June 2023, while bookings of RM347.6 million provide a solid pipeline for future sales. Lagenda continues to reward shareholders and declared a first interim single-tier dividend of 3.0 sen per ordinary share which will be paid on 25 September 2023. The total dividend payout amounts to RM25.1 million, representing a payout ratio of 35% for the six months ended 30 June 2023. Managing Director of Lagenda Properties, Dato’ Jimmy Doh <拿督卓致明> commented: “During the first half of the year, we were transitioning from traditional construction methods to Industrialised Building Systems (IBS) for our newer projects in Teluk Intan and Kedah. This led to a temporarily slower construction pace which was expected as we were getting used to the new IBS system. Owing to this, revenue recognition was lower in comparison to the previous financial year. However, we are now moving towards full implementation of IBS in these projects, and we expect to see an acceleration in construction speed. Our confirmed sales and project take-ups have surged strongly, reaching RM507 million for the 1H 2023 which was our strongest performance in any six months and a spike of 42% compared to the same period of last year. With construction activities gaining momentum, we will see faster conversion of sales into revenue and profits in the coming quarters. There is still a significant shortage of affordable housing across most states and demand will remain robust in the foreseeable future. Lagenda has a proven track record of delivering landed affordable housing with lifestyle facilities and our key projects have recorded take-up rates of above 90%. Lagenda Properties to Launch More Than 7,000 Affordable Homes in FY2023 KUALA LUMPUR, 22 MAY 2023 – Affordable housing and integrated township developer Lagenda Properties Berhad (“Lagenda Properties” or “the Group”, Stock Code:7179) has today released its first quarter financial results for the three months ended 31 March 2023 (“1Q2023”). In 1Q2023, Lagenda Properties reported revenue and profit after tax and minority interest (“PATAMI”) of RM181.0 million and RM39.3 million, respectively, while confirmed sales surged to RM257.5 million, an impressive 78% year-on-year increase. Revenue and PATAMI were 6% and 16% lower compared to the previous year’s corresponding quarter (1Q 2022) due to the different timing and stages of construction activities directly impacting revenue recognition. Lagenda Properties anticipates an acceleration in the construction progress for various townships, including Darulaman Lagenda (Kedah) and Lagenda Tropika (Perak), in the later part of the year. This will lead to a corresponding increase in progress billing, allowing revenue and profit to catch up for FY2023. Lagenda remains bullish for FY2023 and the future, backed by the strong demand for the Group’s homes as evidenced by its impressive growth in confirmed sales. Notably, a significant portion of the growth in confirmed sales was driven by booking conversions in Darulaman Lagenda, which achieved an outstanding take-up rate of 94% as at the end of 1Q 2023. Lagenda Achieves Net Profit of RM177.8 Million for FY2022 Declares Second Interim Dividend of Rm3.5 Sen Per Share KUALA LUMPUR, 27 February 2023 – Affordable housing and integrated township developer Lagenda Properties Berhad (“Lagenda” or “the Group”, Stock Code:7179) has today released its fourth quarter financial results for the three months ended 31 December 2022 (“4Q2022”). For the full year ended 31 December 2022 (“FY2022”), the Group achieved revenue of RM868.1 million and profit after tax and minority interest (“PATAMI”) was RM177.8 million. In 4Q2022, revenue increased by 31% to RM236.1 million, compared to RM180.7 million achieved in 3Q2022. This was on the back of stronger revenue recognition from higher sales of units under construction. On a QoQ basis, PATAMI for 4Q2022 was 25.0% higher at RM44.7 million, as compared to RM35.7 million in 3Q2022. With CCC received for Lagenda Teluk Intan (Phase 1), net cash generated from operations for FY2022 increased to RM116.0 million as compared to RM56.8 million last year. Together with this set of results, Lagenda declared a second interim dividend of 3.5 sen per ordinary share. Total dividends declared in respect of FY2022 aggregates to RM54.4 million, representing a payout ratio of 31%, over and above its dividend policy of a 25% payout. Managing Director of Lagenda, Dato’ Jimmy Doh < 拿督卓致明 > said: “We delivered satisfactory performance with PATAMI of RM177.8 million in FY2022 despite lingering effects of the pandemic which affected labour supply and regulatory processes. The provision for prosperity taxes and upfront costs in preparation for multi-state project launches slightly impacted our margins. Nevertheless, we maintained a healthy net profit margin of 20.5% and registered a return on equity (“ROE”) of 17.5% for FY2022. During the year, we launched close to 4,800 homes with a total gross development value (“GDV”) of RM1.1 billion, including 1,400 units in Darulaman Lagenda, Sungai Petani. This new township received an overwhelming response with 98% of the units booked within two months, demonstrating that we are adopting the right strategies to replicate our success outside Perak. For FY2022, we clocked total confirmed sales of RM788 million, surpassing our performance in FY2021 despite temporary delays in our planned launches caused by external factors. Bookings and sales momentum continued to be healthy in 4Q2022 and we expect this to carry into 2023 as the demand for affordable housing still outstrips supply. As at 31 December 2022, the Group’s unbilled sales and bookings stood at RM680 million and RM439 million, respectively, providing visibility for 2023. Lagenda Reports Net Profit of RM35.7 Million For 3Q2022 Adopts 25% Dividend Payout Policy KUALA LUMPUR, 21 November 2022 – Affordable housing and integrated township developer Lagenda Properties Berhad (“Lagenda” or “the Group”, Stock Code:7179) has today released its third quarter financial results for the three months ended 30 September 2022 (“3Q2022”). For the first nine (9) months of the year, the Group’s revenue increased by 8% YoY to RM632.0 million and profit after tax and minority interest (“PATAMI”) was RM133.1 million. In 3Q2022, Lagenda registered a slight 2% decrease in revenue to RM180.7 million, compared to RM185.2 million achieved in 3Q2021. PATAMI for 3Q2022 was RM35.7 million as compared to RM45.5 million in the similar quarter of the preceding year. The decline in PATAMI was mainly due to upfront costs incurred in preparation for multi-states project launches in the coming quarters and the provision for prosperity taxes. Lagenda also announced the adoption of a dividend policy to payout at least 25% of its consolidated PATAMI as dividends, which will be effective in FY2022 and reviewed every two years. In October 2022, the Group launched its new township, Darulaman Lagenda, in Sungai Petani, Kedah which was met with overwhelming demand with all 282 units booked within several days. This signals that Lagenda is on-track to replicate its business model and success in other states to achieve its vision of being a nationwide affordable housing developer. The Group is slated to launch another 1,000 units in Darulaman Lagenda imminently. Activities geared up for the Group in 2Q2022 with the launching of new phases in key projects across Sitiawan, Teluk Intan and Tapah. Revenue for 2Q2022 increased by 52% Y-o-Y to RM258.5 million as compared to the corresponding quarter of the preceding year. Profit after tax increased by 17% Y-o-Y to RM50.4 million. With the Group prioritizing consolidation this quarter and new launches being scheduled over the next few quarters, revenue eased by 16% to RM192.8 million and accordingly, profit after tax moderated by 15% to RM47.0 million when compared to the corresponding quarter of the preceding financial year. Undeterred by this, confirmed sales of RM144.6 million was comparable to the corresponding period of preceding year, with growth expected over the upcoming quarters with new launches and natural cyclical pick-up. In 4Q2021, Lagenda registered revenue of RM251.1 million which was 36% and 47% above the revenue recorded in the two preceding quarters being 3Q2021 and 2Q2021, respectively. This shows that our catch-up initiatives have yielded positive results and revenue is back on track to pre-pandemic levels. Profit after tax and minority interests (“PATAMI”) for 4Q2021 closed at RM56.4 million as compared to RM45.5 million in 3Q2021. For the twelve months ended 31 December 2021 (“FY2021”), Lagenda’s revenue increased by 20% to RM835.5 million as compared to the previous financial year, and PATAMI increased by 42% to RM200.5 million. As at 31 December 2021, the Group’s unbilled sales stood at RM604 million while outstanding bookings were RM649 million. Together with this solid set of results, Lagenda declared a second interim dividend of 3.5 sen per ordinary share. To-date, total dividends declared in respect of FY2021 aggregates to RM53.9 million, representing a payout ratio of 27%. Lagenda Properties Berhad Reports 53% increase in 9M2021 Profit to RM144.0 million KUALA LUMPUR, 15 November 2021 – Affordable housing and integrated township developer Lagenda Properties Berhad (“Lagenda” or “the Group”, Stock Code:7179) has today released its third quarter financial results for the three months ended 30 September 2021 (“3Q2021”). In the first nine (9) months of the year (“9M2021”), Lagenda’s revenue increased by 38% to RM584.4 million as compared to the corresponding period last year (“9M2020”) and profit after tax and minority interests (“PATAMI”) increased by 53% to RM144.0 million. In 3Q2021, Lagenda registered revenue of RM185.2 million which was slightly below revenue of RM194.7 million achieved in the corresponding period of the preceding year (“3Q2020”). Comparatively lower revenue in 3Q2021 was due to the delay in construction activities caused by the movement control order and the intra-group adjustments arising from the asset injection exercise in 3Q2020. Accordingly, PATAMI for 3Q2021 closed at RM45.5 million as compared to RM49.8 million in 3Q2020. Lagenda Properties on Course to Becoming a Nationwide Affordable Township Developer KUALA LUMPUR, 17 August 2021 – Affordable housing and integrated township developer Lagenda Properties Berhad (“Lagenda” or “the Group”, Stock Code:7179) has today released its second quarter financial results for the three months ended 30 June 2021 (“2Q2021”). For 2Q2021, Lagenda’s revenue surged by 1,530.9% to RM170.5 million as compared to the corresponding period last year (“2Q2020”) and accordingly, profit after tax (“PAT”) increased by 1,559.8% to RM42.9 million, mainly due to the acquisition exercises which were completed in August 2020. However, revenue declined 25.4% quarter-on quarter as construction activities were delayed by one month as a result of the Full Movement Control Order (“FMCO”) which led to lower revenue recognition in 2Q2021. This is a temporary setback and the Group envisages to catch-up on construction progress soonest possible. Correspondingly, PAT in 2Q2021 decreased by 22.8% when compared to the preceding quarter, being 1Q2021. Despite the lockdown, the Group secured stronger sales in 2Q2012 achieving total sales of close to RM700mil for the current financial year up to 30 June 2021. This represents 70% of our target for 2021 and with this momentum, Lagenda is confident of realising its FY2021 sales target of RM1 billion. Demand for Affordable Homes Sustains Lagenda’s Profits KUALA LUMPUR, 25 May 2021 – Affordable housing and integrated township developer Lagenda Properties Berhad (“Lagenda” or “the Group”, Stock Code:7179) has today released its first quarter financial results for the three months ended 31 March 2021 (“1Q2021”). For 1Q2021, Lagenda registered revenue of RM228.7 million which was 16.1% lower than the immediate preceding quarter (“4Q2020”). The decrease in revenue was mainly due to oneoff consolidation adjustments in 4Q2020 arising from the acquisitions of operating subsidiaries as part of the asset injection exercise. Nonetheless, revenue derived from the property development segment has improved by 27.1% as compared to the immediate preceding quarter. Profit after tax (“PAT”) in 1Q2021 was commendable at RM55.6 million which matches the RM55.7 million achieved in 4Q2020. The Group once again attained industry leading margins owing to our efficient and scalable business model, backed by deliberate land acquisition strategy. As at 31 March 2021, the Group’s unbilled sales stand at RM515.5 million and remaining GDV of RM4.4 billion for on-going and upcoming townships. On top of our current township projects, Lagenda envisions to launch at least one township annually with sales of 2,000 homes in each new township per annum.
